Fulton Lots ordinance (§ 102-58)
Chapter 102: Subdivisions · Article III. Design Standards
(a) Minimum lot size in a subdivision shall be governed by the zoning ordinance in chapter 120, except that where onsite sewage disposal is proposed, larger access may be required as determined by the health department on the basis of topographic and soil investigations.
(b) All lots shall front upon a publicly dedicated street or a street that has received the legal status as such.
(c) All side lines of lots shall be at right angles to straight street lines and radial to curved street lines, except where a variation of this rule will provide a better street and lot layout.
(d) All remnants of lots below the minimum lot area size prescribed by the underlying zoning district left over after subdividing a larger tract shall be added to adjacent lots, rather than being allowed to remain as unusable land. Exceptions may be made for parcels of land which are designated as "commons areas" which may be reserved for the purposes of residents or property owners of a subdivision. By way of example, these may include but not necessarily limited to subdivision monument signs, recreational space, and stormwater detention facilities.
(e) Lots with double frontage should be avoided where possible. Corner lots and lots with double frontage shall have extra width sufficient to permit the establishment of front building lines on both the adjoining streets.
(f) Lots shall be graded by the developer to provide drainage away from building locations.
(g) In the subdividing of any land, due regard shall be shown and taken for all-natural features, such as tree growth, wetlands, steep slopes, watercourses, historic spots, or similar conditions, and plans adjusted to preserve those which will add attractiveness, safety, and stability to the proposed development.
