lot area requirements may be remodeled or repaired but may not be reconstructed or structurally altered unless the lot is made to conform to these requirements or the lot can support a home meeting the minimum building requirements as specified in the building codes and regulations of the city (including the minimum square footage of 960 square feet of living space under appendix C, section 2.1(c)(2)) as well as meet the minimum yard requirements as specified in appendix C, sections 4.2, 4.3 and/or 4.4.
